All right, so how do our land-backed notes actually work?
Here's our process in just 5 steps:
Step 1: We source vacant lots using extensive research, technology, and proprietary market knowledge.
Step 2: We sell the vacant lot on our website, DiscountLots.com, to a land buyer at a certain set price.
Step 3: The buyer of the land will successfully make monthly payments for 12 months, "seasoning" the note.
Step 4: We then sell that "seasoned" note to you for significantly less than the face value.
Step 5: The original land buyer continues to make payments, and we will "service the note" (collect the payments and send them to you) so you enjoy monthly direct deposits into your bank on the first business day of every month at a targeted 12-15% annual return.
What Makes This Investment Different: You will also have ownership of the deed and title, giving you a collateralized asset. Should anything happen to the performance of the note in the first 12 months, we'll swap it out with a performing note of equal or higher unpaid balance. If anything should happen to the performance of the note after 12 months, you can sell the land if necessary to recoup your investment, since it will be in your name.
**Keep in mind, these are already very stable investments, since the interest rates on these notes are set by us at much lower rates than what someone would be able to secure at the bank, and the unpaid balances are typically much lower than the average housing backed note. Low interest rate + comparatively low unpaid balance = easy payments for consumers = low default rates. Hope all of this is adding up for you!
For quick math, here's a breakdown example:
1. We sell the land for 25k to a buyer.
2. Buyer pays 5k over 6-12 months leaving only 20k owed.
3. You buy the 20k note at let's say, 65% of face value, so, 13k.
4. The original buyer continues to pay the remainder of the 20k, and you continue to enjoy a cash-flowing asset.
To mitigate your risk further, we put in a 12-month investment guarantee.
If anything should happen to the performance of your note, we will buy back that note or replace it with a performing note of equal or greater unpaid balance.
